As I was on the treadmill at the gym the other day watching another episode of HGTV's Property Virgins, I was thinking again about how amazing it is that what comes naturally to professional home stagers does not seem to cross the minds of real estate agents and home sellers.

There are many invaluable lessons that real estate professionals (including new home stagers) could have picked up from this show. You probably know the series I'm talking about. It's the one that's shot in different cities with the same host – a real estate agent named Sandra Rinomato who helps first time home buyers find the right property. Generally, she takes a couple to see three properties, helping them figure out if they can afford it and what the resale value of the home may be. And when the time comes to offer on a property, Sandra appears to be a fantastic negotiator.

That's all very fun to watch, but as a home stager my favorite part is seeing the décor of the homes (which are often vacant) and imagining what I would do to make the spaces more appealing to the couples they're being shown to.

Watching this particular show gives you a very good sense of what first time buyers are looking for and what scares them off. For instance in vacant or only partially-furnished homes, the couple sometimes has a hard time figuring out what they'd use a certain space for and as a result to perceive the home as being laid out too awkwardly. Sometimes you see what a big turn-off cosmetic issues really are, especially the possibility of having to renovate a bathroom or kitchen if the spaces do not seem perfect from the initial showing.

If the properties in these types of scenarios have been stagnated, several mental barriers would have been removed for these buyers, and that is the entire point of home staging.

On this show you'll notice how almost everyone ends up floundering around a vacant home wondering where there furniture would go or how they would make good use of the space. That's because when a room is vacant, it's almost impossible for a potential buyer to come in and get a good sense of scale. Believe it or not, this can prevent someone from making an offer, especially in a buyer's market . If someone has made up their mind that their furniture will not fit, they might just decide to move on to the next property.

In the well-furnished homes, you can see how buyers are immediately attracted and often guess the value at much higher than the actual list price. It's so obvious how they can be romanced by a well staged home!

Another reason why this is an excellent program for home stagers to watch is that you get a good idea of ​​what people expect when they're looking at homes in different price points. For example, as they look at higher-end homes you hear buyers talk about things like changing out the builder's fixtures but that is a total non-issue in a less expensive property.

De-personalizing has become one of the staging buzzwords everyone who is preparing a house for sale knows. But what exactly does that mean? How 'de-personal' do we need to get?

Probably one of the easiest way to decide is to think of a model home. When you walk into a model home, you feel as if you could move right in. Certainly part of the reason is because they are generally beautiful, with new furnishings, gorgeous colors, fluffy towels. But another part of the reason is because you have no idea who might actually live there. You may be able to tell some things, like how many children they may have. But you do not really know anything else about the people who supposedly live there. There are certainly no family photos, but there are also no diplomas on the wall, trophies on the bookshelf, Hummel collections displayed in the living room ….. nothing that gives any information about who the people really are. The space feels warm, inviting, and impersonal – just as your house should feel when it goes on the market.

But because we live in our homes, knowing what takes our personality out can sometimes be a bit tricky. Here are some places and things you might look to at make sure you are not giving potential buyers too much information:

  • Bookshelves. Make certain the books on your shelves do not suggest religious or political persuasions, possible family or health issues, or tastes and interests that may cause concern. (Gardening books are fine; books about ghosts or the occult not so much.)
  • Collections. People can get too involved in checking out your collections (and making assumptions about you) and forget about seeing the house. Collections sometimes take on a life of their own, making a space feel cluttered.
  • Bathroom cabinets. Any items of a personal nature (medicines, personal hygiene supplies, medical equipment) should be removed.
  • Desks. Whether you use your desk as a home office or for a business, all personal items should be securely stored out of sight. This includes bills, invoices, and records of all kinds.

You've removed your family photos so that buyers can imagine themselves living there rather than feeling they are encroaching on your private space.

You've de-cluttered and have discarded, donated, given away or stored off-season clothing, extra furniture, toys, files, papers, books, magazines and other items so that buyers will feel like there's adequate storage in your home.

You've organized your kitchen cabinets and closets so that buyers will get the impression that you are a homeowner who actually takes care of the home.

But now what? You're thinking “We live here. How can our home possibly continue to look like it's show-ready all the time?”

Well, relax, it does not have to look show-ready ALL the time, but there are some things you can easily implement so that you can become show-ready at the last minute.

• Now that you've pared down to what is necessary for living in your home for the next few months, this is not the time to be buying more toys and kitchen and electronic gadgets, etc.

• Do not shove everything you do not want to be visible into kitchen cabinets and closets at the last minute. Buyers will open every drawer and door without it's a piece of furniture. Remember, we want buyers to think that there is adequate storage and you are an organized homeowner.

• Purchase a basket or box with a lid that you can put keys, today's mail, bills, calendars, unread newspapers, etc. into and keep it in an out-of-the way place such as a shelf in a closet, or in an appropriate place, like on a desk. Beside eliminating a cluttered appearance, doing this will also protect your privacy.

• Buyers do not want to see your toilets or hairdryer on the sink vanity in the bathroom. If you do not have a closed cabinet under the sink in which to store these, purchase baskets to store these items.

• Buyers also do not want to see your half-used bottles of shampoo, conditioner, body wash and soap bars in the shower or bathtub. Think “hotel”. Would you want to check into a hotel room and find that? Purchase one or two of those plastic or metal shower totes with a handle so that you can easily put all of these items into it and store away under the sink or in a linen closet.

• Your home stager most kindly recommended that nice, new and fluffy towels be displayed during shows (remember, think “hotel”). So, you have two options:

– Keep the “nice” towels, neatly folded, on the towel bars, and hang your towels on a hook or hooks on the back of the door. Remove the latter and put in the washing machine or laundry bin prior to a showing.

– Fold the “nice” towels neatly and then roll them up. Store them in a linen closet or under the sink. Then prior to the showing, remove your daily towels from the towels bars; then unroll and hang up the display towels.

• Since children only play with probably 20% of their toys, and you've pared them down (the toys not the children) at the suggestion of your home stager, make sure you have storage bins or chests in which to put these items. They make for a much neater appearance.

• Whether you're selling your home yourself or have have enlisted a real estate agent, pets and all evidence of pets, need to be removed before a showing. Not every buyer is a pet lover, and some are allergic to pets, so for these and other reasons, take the pet and food bowls, leashes, beds, litter box, toys, cages, etc with you if possible or bring to a neighbor's , friend's or family members' home while yours is being shown.

• If you make the beds and fluff up the pillows every day, you do not have to scramble at the last minute in case you get a call that someone wants to see your house.

• If you and your family get in the habit of putting dirty dishes in the dishwasher immediately after using them, this makes for a very quick last minute clean up of the kitchen.

• Another suggestion is to take a laundry basket and walk through the home and put everything in there that you do not have room to store away. This works best for a home in the suburbs rather than for a city apartment. The laundry basket can be stored in the basement or garage.

There are many other things that should be done prior to showing your home. Keep an open house checklist handy so that you know exactly what to do.

This simple dollar store item can help keep your floors toy free. Pick up multiple of the nylon pop-up type at a discount store. These can be folded up when not in use and stored in a drawer or another unobtrusive place. Keep at least one in each room. Make sure there is a clear spot in each room's closet that matches the size of the basket. When your Summit NJ realtor calls asking for a sudden showing, you can sweep any toys, diapers or even actual laundry into the basket and into the closet. It's an instantly clean floor.

Secret Storage

Storage items can hide a multitude of sins. Secret storage items can return some of the clutter-busting space you so desireately need.

Storage ottomans are a great example. You can tuck away story books and blankies inside a stylish and comfortable piece of furniture. An ottoman takes up far less room than a cabinet or an armoire. However it can still impede traffic flow so be sure to use sparingly. You can also seek our coffee tables and other pieces with secret storage compartments.

Art Boards

Your kids should not feel like their accomplishments and art are less important when you put your home in the Summit NJ listings. Your fridge may not the family gallery any more but they should still have a place to show off what they've made and done. Make an art board that can be slid under a bed when it's time for the open house. All you need is a large piece of foam core board. You can make it as fancy as you like by covering it with fabric, framing it or painting it or just leave it white and let the art take center stage.

Foam core is extremely lightweight so it can be hung on the wall with little more than poster putty. It can be purchased at any craft store at a very small cost. This small step will help keep you kids feeling “at home” even when you're selling the home.

Can we meet in person? It's important to meet them in person versus talking to them over the phone. That way, you'll have an opportunity to see how you interact with them.
