Packing, staging and organizing your house for buyers is the most important thing you can do for selling your home. The real estate market is a tough one and we all need to do all we can get what are homes are worth. Here are some packing and organizational tips for you to get the best bang for your buck in the housing market.
Above all clean out those attics, garages & basements. Hire a moving company to get rid of all that junk. If you are the type that can not get rid of stuff then rent a storage unit and get that stuff out of the house. Do not forget to box up and organize that stuff. You'll want to be able to fit as much as you can in that unit. Rubbermaid totes and strong large boxes are perfect for holiday items, baby clothes, etc. Buyers need to see that they have room for their items. Leave a few articles in the attic or basement. A few totes, some suitcases, but not much more than that. Maybe add some shelving so the buyer can picture how their items will be stored.
Now for the house itself. The keyword here is minimalistic. Take all personal effects like family photos off the walls and table tops. Pack them away. Pack away any decorative items like artificial flowers. They do not show well. Have a friend come in and tell you the harsh truth about your decorating style. Excess furniture should go to storage also. You want the basics and nothing more. Do not forget to take a look at your window treatments. A home filled with light is very attractive to buyers. Once again less is more.
The house should be neutral tones. Fresh paint, hardwood floors & clean carpets can sell a house faster than a lower price. Which brings me to cleaning. You need to keep your house spotless while it is on the market. Free of unusual odors and clutter.
Now that the inside is done walk outside and start there with the same tools. Clean up and less is more.
