You have made the decision to sell your home and this overwhelming feeling rushes through your body about what needs to be done. Questions pop in your mind about how long will it take to sell? What price will you get for your house? What do you need to do to get your house ready? How are you going to keep the house clean with kids? What will you do with the family pet?

Selling your home is like being in a relationship – it is a lot of hard work. But – there are options to make it easier and it is important to get your mind ready for the process.

So, you need to get ready for a date. You shower, put on our best clothes, book a restaurant and plan something for after dinner and maybe pick up some flowers. The same holds true for your house. You want to impress any potential buyer. You DEEP clean your home, make sure every room is in tip top shape and … it is ready to be shown to the public.

This is where most people stop. However, you want to set the atmosphere for your buyer. Essentially, you want people to “fall in love” with your home. This takes a little romance. When the potential buyer pulls up to your house you want to make a great first impression. Your lawn looks great, all repairs are taken care of, and the front door is welcoming maybe with a beautiful container garden off to one side.

Then they step inside. They already feel good about your house. When they enter the walls are a neutral color. There are no strong smells, maybe just a fresh scent. The sun is shining through all the windows and it is bright, clean and it feels like there is lots of space in each room. The closets are nicely organized, a few flowers are strategically placed through. The garage can fit the cars in with a few boxes set on some shelves. The basement is free of clutter. The buyers can not find anything wrong with the place. In fact, the only people that have anything negative to say are the ones that the house is not a good match for them. All the other potential clients are impressed.

Remember, when you go shopping for a new home, you look at many. The only ones that stand out are the ones that show like a model home. People are willing to pay for a beautiful, well kept home. The more they find wrong with your home the more money they will deduct from the asking price. When your home looks outstanding, more people will be interested in it. We all know that beauty contracts, so apply this to your home. Treat it like a relationship.

Donald Trump says 'no detail is too small to consider', and he is right. It is the details that matter and get noticed. It is that special attention that we all want. Fred Trump always told his son 'every property bought to be sold in mint condition' and Donald says 'it was some of the best advice he everave me' (quotes from Trump: Think Like a Billionaire). So take the advice of a billionaire.
