I must say that staging your home is an extremely efficient service, but monetary constraints mean you want to know how to sell your own house.

The first and most important thing is to thoroughly clean your home. No prospective buyer is going to part from their hard earned cash to live in a pig sty! The best advice i can offer is to clean your house as though you were expecting a visit from your mother-in-law! Make sense? Clean everywhere you can think of, your home is going to need to pass the white glove test!

Your next move should be to paint your home in neutral colors. As much as we like the personal decor of our own homes, if you really want to know how to sell your own house, make the property look like a blank slate. You will be surprised at how many obvious things you miss, because of your obvious affection for your home.

It is important to begin designing your marketing plan from the day you decide to make an offer on the property … starting with your curve attractive plan.

I teach my students about that curve appealing is one of the top priorities on my rehab list. Many of the properties I purchase have been on the market so long that they make stale bread seem fresh. We have to realize that bargain properties are a “bargain” because there has been little to no interest in the property in its current run down condition. It is our job to create “instant interest” by making a dramatic change to the property's exterior appearance.

We want to make people's heads turn as they drive down the street. We want neighbors talking about what is happening with the eyesore in the neighborhood. We want to create magic marketing by having people focus on a positive view of the house that begins by creating curb appealing and joins buyers to your property.

By planting these small seeds, we can cultivate interest. Then in a few weeks, when the rehab is finished, people have a developed a renovated exhibition about the property, see it as new and fresh and are actively marketing it with friends and neighbors.

Many of the bargain properties I have purchased have been dismissed by potential buyers simply because they could not see past the over grown shrubs, tall grass and unattractive exterior to discover the hidden potential of a property that will reward their efforts with a nice profit after it had been remodeled.

Curb appeal is the part of a rehab that “reaches out and Touches the buyer” before they ever step out of the car. Buyers need a reason to want to see your home … and it all starts with their first impression. Attracton marketing can be the secret weapon that sells your house fast.

Remember … people buy houses based on the way they “feel”. Our job as the seller is to create “positive emotional energy” that directly appeals to the buyer's senses. Attraction marketing works for all types properties and buyers … wholesale, retail, lease option, and rental contracts also.

Here's a few quick tips secured to get you working miracles and making money with bargain properties.

· Create a series of “Wow's” that begin at the curb and invite the buyer to the house. Every “wow” increases the buyer's interest in purchasing the property. Your end result is to have the most appealing home in the area. Your home should be like a magnet and attract potential buyers.

· Keep designs simple but attractive and complementary to the style of the home.

· Remove debris, clean yard, trim shrubs, etc.

· Create an attractive walkway and entrance. Make your home welcome the buyer.

· Install a new entrance door, shutters, flower boxes.

· Remove old curtains, blinds etc. from the windows. Sparkling clean windows welcome buyers.

DO – Clean the house. There's absolutely no point in having an open house showing if you're not going to clean it. Dirty houses do not attract high or fast offers. They only show that you do not care about the house, so why should they?

DO – Make simple repairs. Anything visibly damaged or broken that can be fixed quickly and easily should be attended to. Set a budget for these small things, but do not just assume no one will notice or care. They will.

DO – Stage the house. If you are overrun with clutter or excess furniture, get rid of it. Store it out of sight and off the property if necessary. Some buyers have no talent for visualizing what a house could be if they are bombarded by your junk. Make it easy for them to envision a classy place to live with a lot less mess. If your furniture is stained and disgusting then cover it with furniture slipcovers.

DO – Replace broken switch plates and outlet covers. Make sure they match the color of the room. Decorative ones are also available, but standard ones are probably a better idea for appealing to the masses.

DO – If there's a yard, clean it up. Mow it. Unbury the furniture, cars and junk you have sitting around. Plant a few flowers, trim the edges and touch up the exterior of the house. Invest a little money in making it look great because curve appealing is what draws them in.

DO – Invest in some air freshener. Open the windows if the outdoors smells nice and let that in. If not then get some pretty smelling glade plugins and help your house smell inviting. Consider baking cookies or cake and leaving it on the stove for your guests. Probably a lot will not eat it, but the fresh baked smell will make the house homey.

The power of a properly taken real estate photograph is huge, especially if your property is for sale by owner. A properly presented picture can entice prospective buyers to visit your home to learn more. You may think that anyone with a digital camera can prepare your sales photos, but unless you have an eye for home staging or proper presentation, you may want to leave it to the professionals, because what you take with the pictures you take these pictures and whatever output it presents would certainly make or break a making a quick sell.

Obviously when you take a picture of a room, it should be clean and tidy. Arranging furniture to showcase the room's highlights is important. This is a process that almost anyone with minimal design talent can do with the proper training. Fortunately, this does not have to involve years of school or a certificate. With the right mind set, home staging can be accomplished with good organizational skills and a dogged attitude.

There are some things that every house needs before putting it on the market and it is in this area that the interior redesigner should focus his / her attention. If you have good attention to detail and a ready army of helpers at the ready consider the following areas:

1). Are all of the floors clean and free of scuffs? Would new carpet be beneficial? Are there any squeaks that could be fixed?

2). What condition are the walls in? Do they have cracks? Could they use prep and paint?

3). What does the furniture do for the room? Is there too much or not enough? Should it be rearranged?

5). How many bathrooms are there and what condition are they in? Are there any water leaks?

By focusing on the major areas of the home, the interior redesigner can probably pinpoint some things that can be easily remedied. Any major renovations would probably be done by the new owner so leave those areas alone for the most part. Just make sure that the surfaces look good and everything works. That is what the buyers want to see.

Most buyers have a certain idea in mind when looking for a new home. This might be a new family who is looking for more space or retirees who need a quiet area. If you're looking to sell your home or moving into a new one, one of the issues that might be troubling you is that of smells, odors, or just plain stenches. Usually when we live in an environment for a while we get used to the fragrance of it; but when we move to a new environment, the new aroma might be a little overwhelming and it just might make you sick.

There are many scents that can make a home seem unappealing to a prospective buyer or a new tenant. If a home stinks of pets, mildew, cooking, smoke, or teenagers' socks it will be far less inviting and can actually make you sick. To get rid of reeking residues, there are a number of strategies that you can utilize to banish them from your living space.

One of the largest retainers of fetid fumes is carpeting; because it's on the floor it collects spills and pet accidents which can make for some pungent putrescence. To eliminate malodorous musk from the carpet fibers there are a few things you can do. Soda water on a fresh accident can help dilute the stain; press a towel into it to soak up as much of the liquid as possible.

Liberal amounts of baking soda sprinkled over the carpet will absorb most any reek; if the entire room is rancid, sprinkle it over the entire carpet and furniture. For best results leave the soda for a few hours or overnight before vacuuming it up.

For a whole room funk, bowls of vinegar or charcoal briquettes can help by absorbing the odor out of the air. Fabric soften sheets can also be helpful; place them in problem areas like under the liner in garbage cans, in your teenager's shoes, or under the kitchen sink.

Thorough vacuuming of all carpets and furniture will help as well as a good thorough steam cleaning of all the textiles including drapes if they can handle it. Have drapes dry-cleaned if they are of the more elaborate type.

If you are suffering with the fragrance of a new home or new products in your home that may be out-gassing irritating fumes from plastics or adhesives, turn up your heat so that your house is warm and then open up all the windows to vent the causing chemical stink.

We've known for years that smell is related to emotion and that if a home smells inviting it leaves a better impression on prospective buyers. The first step in making those kinds of positive impressions is to remove the unpleasant odors and then build some pleasant ones in their place. Many permissions on home sales recommend that you bake cookies just before a showing or an open house to make your house smell good and help people make positive connections with your home!

I hate to spoil the magic, but these houses are being worked on for months before the cameras start rolling. It's completely unrealistic to believe that an entire house can be demolished, rebuilt, painted and furnished in a week, but it makes for great television!

Like any form of “reality TV”, most decorating shows on HGTV, including those focusing on home staging, are pretty unrealistic. They're more about “entertainment” then they are about “reality.”

While they may show a home stager going through and cleaning the house, painting the walls, buying the accessories and replacing the hardware and lighting fixtures, that rarely happens in the real world. Plus, few of us arrive with a complete crew including a seamstress to make custom window treatments and cushions on the spot, a carpenter to whip up a wall unit the same morning, or our own electrician!

Think about it. If these shows featured a solo home stager walking through a house telling someone what had to be done and then showing the final product it would be pretty boring to watch.

If you're using those shows as a guideline for what you might have to do when you're staging homes, do not be too quick to assume you're going to have to do everything yourself or that becoming a home stager means you 'll be physically exerting yourself every day.

If you arrange your business the smart way, you'll be souring other people to do the heavy lifting for you and you can still make money from their services. You do not have to lift a finger to do anything you do not want to.

Think of your role as a home stager as being more of a creative director of the entire re-design project.

You have the vision and figure out what needs to happen to make it come to fruition. Put away those cleaning supplies, paint brushes and strategies for lugging heavy furniture around!

You can source the cleaners to give you a fresh canvas to start with, you choose the paint colors and recommend a painter to apply the color to the walls. If you feel the counter tops need to be replaced, you should have a contractor you can recommend to get the job done.

Home stagers come in all shapes, sizes and ages. The eldest graduate of the Staging Diva program is Jean Smith in Florida who is 76 years old. She's having the time of her life but I can assure you she's not moving furniture or cleaning floors, and neither do I. I'm 5'1 “and a lot of the furniture that needs to be moved is bigger than I am, yet I've staged hundreds of homes.

Go ahead and keep watching those HGTV shows, they're great entertainment and you might pick up design ideas. They'll help inspire and motivate you in your career as a home stager, but do not believe everything you see. There have been many real estate articles on how to stage a home. Not so much on WHEN to stage.

So, here's a little quiz for you.

When you have your home staged:

  3. When your home is being shown to buyers.

Yes. It was a trick question. Yes. All three answers work.

BUT, the best Answer is # 2: the photo shoot.

Sellers, before you put your home on the market, get your little darlin 'in tip-top shape for the photo shoot!

Prior to your listing appointment (and for your own peace of mind) pack the things away that you do not expect using for a while. Be diligent. Closet by closet, drawer by drawer, room by room. Box those things up, label them well (top and side) and store them out of the normal walking paths of your home … a spare room, the attic, garage or a storage unit.

Then really roll your sleeves up and clean your home. Including light fixtures, light bulbs, blinds, near the door knobs … in nooks and crannies … all of them. It's a lot of work, but it will help your home out-shine your competition.

It is amazing how some folks put their homes on the market. Some are PERFECT! Others, pigpens. Would you want to clean up someone else's mess, once you move in? Probably not. Neither will a prospective buyer.

As Realtors, this is what we hear from our buyers the moment we enter into a pigpen … “NEXT” … and off to the next house we go. It's a lost opportunity for you, and a waste of time for everyone else.

Get serious. Clean it up or hire someone to do so.

THE BIG DAY, THE HOME PHOTO SHOOT:

Now, you do not really have to be an expert stager, but you should consider some of these basic tips to follow for staging your home for the photos.

The Kitchen: You do have to make sure the clutter is removed from the counter tops. Clearing off these areas, will make the pictures of your kitchen look larger and cleaner. Place dishsoap under the sink, salt and pepper in the cabinet, rugs and dish towels out of sight … you get the idea.

For the kitchen, it's fine to have decorative pieces at the top of the cabinets, and maybe a grouping of three decorative pieces on the countertop … or nothing at all. Put the coffee maker and toaster somewhere else-just for a minute (out of camera view).

Remember, sellers, this is just for the photo shoot, not how you'll have to live!

  • Lights: literally, turn on the lights
  • Camera: batteries, please 🙂
  • Action: Step back deep into the corners of the room and get a variety of shots. Move up and down to catch the floors or the ceilings. Discover the best look for the home through the lens of your camera.

On to the Living Room and Den:

The techniques are pretty much the same through each area of ​​the house. Remove clutter, remove the shoes in the hallway, put away stray papers, toys, toys, toys..remotes, remotes, remotes.If you have to purchase some cheap up lights to hide behind couches and chairs, do so. Make sure the lighting in the room is good. Move the up lighting around to help each room as you make your way through the home.

Bedrooms:

Use good lighting, tilt the blinds, put your valuables away … (we do not want your house to become the next home shopping network) … laundry baskets, and such, should all be taken away during the photo shoot.

Bathrooms:

This tip does not have to do with staging, but put away any prescriptions like you would valuables (keep them tucked away through your time on the market). Next, remove the throw rugs, bring out your best looking towels, and place all your daily products in the cabinets … just for the photo shoot. Your shampoo and loofah really have no place in the photo.

The yard is another story . Go for clean curve appeal, front and back yard, sidewalks, shrubs, etc.

Why is this soooooo very important? The buyers looking for Charlotte NC real estate , look online first. They are doing so in your market, too! And a picture is worth, well for you, maybe it's worth a sale! The buyer has picked your home for many reasons. Price, Location and Condition lead the way.

They want their Realtor to show it to them because of the pictures.

The Realtor makes the appointment and shows the buyers your home.

How should your home look for the showings?

It should be very presentable, and the closer you can show it in its “staged condition”, the better. The buyers and the agent understand that it is occupied. You do not have to move the toaster, and the coffee maker. You DO have to keep it clean (that includes the smell), neat, tidy, and uncluttered. The buyers (whether or not they are local or relocating buyers) will revisit your home time and time again through the use of the photos-Internet or Brochure.

Once you have it under contract, the next showing will most likely be to the home inspectors!
